Hairline cracks that stay dry can often just be watched.

Three walls, three kinds of crack

  • Brick veneer. Stair-step cracks along the mortar lines usually mean the foundation beneath has moved. A lone vertical crack under a window can be a rusted steel lintel instead.
  • Concrete block. Common in mid-century crawl spaces and basements. Stair-step cracks show settling; a long horizontal crack partway up a basement wall, especially with the wall leaning in, shows soil pushing from outside.
  • Poured concrete. Thin vertical cracks from curing are normal. Watch for leaking, diagonal cracks from window corners, and cracks wider at one end.

How each is repaired

Injection suits poured walls. Epoxy or polyurethane is pumped through ports until it fills the crack from inside face to soil side. Epoxy bonds the wall together; polyurethane flexes and stops water.

Reinforcement suits block walls that have started to bow. Carbon fiber strips are bonded to the wall at intervals; tiebacks reach through the wall to anchors in the soil outside. If a block wall has moved too far, sections may be rebuilt.

Tuckpointing repairs cracked brick mortar, but only after whatever moved the brick has been dealt with. Otherwise the crack comes back.

Why older Nashville walls crack
